Job Description

Scheduling and Coordination: Plan and schedule routine and preventative maintenance tasks, as well as emergency repairs.

Vendor Management: Coordinate with external vendors for repairs, services, and supplies, ensuring timely and cost-effective solutions.

Work Order Management: Manage work orders, track progress, and ensure tasks are completed efficiently and to the required standards.

Inventory Management: Monitor and maintain inventory of spare parts, tools, and supplies, ensuring they are readily available when needed.

Communication and Reporting: Communicate with staff, tenants, or clients regarding maintenance needs and progress, and prepare reports on maintenance activities and budget.

Problem Solving: Identify and address maintenance issues, and implement process improvements to enhance maintenance efficiency.

Key Responsibilities:

1. Preventive and Corrective Maintenance:

Carry out scheduled preventive maintenance on mechanical, electrical, and plumbing systems, including air conditioning units, lighting, switchboards, water supply systems, and more.
Respond promptly to maintenance requests, service calls, and equipment failures, ensuring minimal disruption to operations.
Diagnose and repair faults in equipment, systems, or infrastructure across multiple disciplines (electrical, HVAC, plumbing, etc.).
Maintain maintenance logs, records, and documentation for all tasks and equipment serviced.

2. Electrical and Mechanical Work:

Install, repair, and maintain electrical wiring, outlets, panels, and fixtures following local codes and safety standards.
Replace faulty components such as switches, fuses, relays, motors, and sensors.
Assist in repairing and maintaining mechanical systems like pumps, motors, compressors, and ventilation units.
Monitor system performance and recommend improvements to ensure efficiency and reliability.

3. HVAC and Air Conditioning Maintenance:

Inspect and service heating, ventilation, and air conditioning systems.
Perform filter replacements, ductwork inspections, and refrigerant level checks.
Troubleshoot HVAC malfunctions and assist with installation of new systems when required.

4. Plumbing and General Repairs:

Handle minor plumbing tasks such as repairing leaks, unclogging drains, replacing fixtures, and ensuring proper water supply.
Conduct small construction or carpentry jobs like repairing doors, windows, furniture, partitions, and fixtures.
Paint walls, patch drywall, and perform minor cosmetic repairs as needed.

5. Safety and Compliance:

Ensure all work is carried out in accordance with relevant safety codes, building regulations, and health & safety standards.
Conduct routine inspections of facilities and equipment to identify safety hazards or compliance issues.
Use personal protective equipment (PPE) correctly and ensure tools and materials are safely stored and used.

6. Coordination and Teamwork:

Work collaboratively with other technicians, contractors, and facility managers to ensure timely and effective resolution of maintenance issues.
Provide support to external vendors or service providers when they are on-site for repairs or installations.
Communicate effectively with other departments and provide regular status updates on maintenance work.

7. Inventory and Tools Management:

Monitor usage and availability of tools, equipment, and maintenance supplies.
Request materials or spare parts needed for tasks and ensure proper documentation.
Ensure all tools and equipment are used correctly, cleaned, and stored securely.
